What areas do you manage?
We manage residential and association properties throughout Central Massachusetts and surrounding communities. If your property is outside our primary service area, contact us and we will let you know if we can accommodate it.
What types of properties do you manage?
We manage single-family homes, multi-family rentals, condominium associations, mixed-use properties, and mobile home communities.
How is maintenance handled?
Maintenance requests are coordinated through our office. We utilize qualified vendors and maintenance personnel depending on the scope of work. For non-emergency repairs, owner approval is obtained according to the authorization limits outlined in the management agreement.
Do you perform inspections?
Yes. We may perform move-in, move-out, periodic, exterior, and condition inspections depending on the property type and owner preferences.
How do I receive financial reports?
Owner statements are typically provided monthly and include collected rent, expenses, and supporting documentation. Reports are delivered electronically unless otherwise requested.
Can I use my own contractors?
Yes. Owners may request preferred vendors. Vendors must meet licensing, insurance, and scheduling requirements to ensure safety and proper documentation.
How do you handle non-payment of rent?
We follow the lease terms and Massachusetts law. This may include notices, communication with residents, and coordination with legal counsel when enforcement becomes necessary.
What do I need to start management services?
Typically we need:
• A signed management agreement
• Keys and access information
• Utility and vendor information
• Existing leases and ledgers (if occupied)
• Security deposit documentation
For Residents
How do I submit a maintenance request?
Submit requests through your tenant portal when available. If you cannot access the portal, contact our office and include your name, address, phone number, and a description of the issue. Photos are helpful.
What is considered an emergency?
Emergencies include active water leaks, no heat during winter, electrical hazards, sewer backups, fire, or a door that will not secure the unit. If an emergency occurs, contact us immediately.
How do I pay rent?
Most residents pay through the online portal. Approved payment methods are listed in your lease or move-in instructions.
When is rent late?
Rent due dates and any grace periods are defined in your lease. Late charges, if applicable, are assessed according to the lease and Massachusetts law.
Can I withhold rent for repairs?
Please notify us immediately in writing if there is a concern with the condition of the unit so it can be addressed promptly. Residents should follow Massachusetts legal procedures regarding rent disputes.
How much notice is given before entry?
For non-emergency situations, notice is provided in accordance with the lease and Massachusetts law. In emergencies, entry may occur without prior notice when necessary to protect safety or prevent damage.
Do you accept rental assistance programs?
Some properties may participate depending on owner participation and program requirements. Notify us as early as possible if you are applying for assistance so documentation can be coordinated.
What if I need to move out early?
Submit your request in writing. Early termination terms are governed by the lease agreement and applicable law.
Applications & Leasing
What do you look for in an application?
Applications are reviewed using consistent criteria which may include income, credit history, and rental history. Requirements may vary by property.
How long does approval take?
Most decisions are made within a few business days once a complete application and documentation are received.
Are pets allowed?
Pet policies vary by property. Any restrictions or fees will be disclosed prior to lease signing. Assistance animals are handled in accordance with fair housing requirements.
Associations & Communities
Do you manage condominium associations?
Yes. We assist boards with vendor coordination, financial reporting, owner communication, and administrative support.
How are rule violations handled?
We document and send notices as directed by the association’s governing documents. Enforcement decisions are made by the board.
